In 2010, the Uniform Mortgage Data Program® (UMDP® ) was launched jointly by Fannie Mae and Freddie Mac (the GSEs), at the direction of the U.S. Federal Housing (FHFA), to enhance mortgage data quality through standardization. UMDP governs several ongoing GSE initiatives (including UAD) supporting data exchanges across the loan life cycle.
The UAD 3.6 and Forms Redesign is an initiative to update the dataset for appraisal reports submitted to the GSEs and align with the current industry-standard MISMO® Reference Model. It also involves replacing all existing GSE appraisal forms with a single flexible and dynamic report. The new report covers all property types, improves the review process and reduces revisions. The prior appraisal report forms (1004/70, etc.) are being retired and replaced with a single data-driven, flexible, dynamic structure for appraisal reporting. The redesigned Uniform Residential Appraisal Report (URAR), Restricted Appraisal Update Report, and Completion Report each have a similar look and feel to the Uniform Residential Loan Application (URLA) and the Closing Disclosure (CD).
Lenders, AMCs, and appraisers should prepare by ensuring systems, workflows, and all partners are ready for UAD 3.6. Lenders should begin transitioning as soon as possible because the mandate is based on the UCDP Submission Date, not the Loan Application or Effective Date. Ensure you are allowing enough time to order, receive, and submit any UAD 2.6 appraisal reports prior to November 2, 2026.
