Technology is a tool that enhances consistency, efficiency, productivity and quality.

We believe that the best technology thrives when supporting the best professionals. Great systems executed by untrained and unprofessional people can result in a poor client experience (for example, a technologically advanced corporate call center that is staffed or outsourced by people that are not trained or have a poor attitude). Conversely, a professional person that lacks the latest technology tools can be a challenge to work with as they simply can not meet today’s client demands and expectations (for example, the old school provider that refuses to embrace today or tomorrow).

We use a cloud based ordering system that starts our clock. Whether the order is initiated internally or externally, it starts with our core process and scheduling system. In the office, our team uses this system to schedule the appraiser to the right place at the right time in real time. At the property we use tablet based mobile technology to confirm the appointment and receive all necessary details for the inspection of the property. At the property we use our tablet based mobile technology to perform the tasks (inspection, photos, detailed notes, comparable inspections, etc.) necessary to support the Appraisal Report. We use laser and LiDAR technologies to scan the subject and provide an ANSI compliant sketch.

We strongly support appraisal modernization. The next two (2) years will bring about significant and impactful change to the Appraisal Profession. Leading much of this effort is Fannie Mae, Freddie Mac, FHA/HUD, and VA adaption of new Uniform Appraisal Dataset (UAD) collection methodologies and protocols. Read more here:

Appraisals - At the Intersection of AI (Artificial Intelligence) and Human Discretion

In October 2022 we implemented the use automated and digital floorplans and ANSI square footage / GLA capture that meets industry expectations. We are very excited about this opportunity as a new product for our Clients. Our use of LiDAR and laser technology allow us to capture a detailed ANSI compliant sketch measured to the tenth of a foot from our tablet in generally less than twenty (20) minutes. In September 2023 we implemented the use of a more detailed statistical approach for our appraisals. Our use of improved and more robust tools including: trend analysis, cost approach data, site analysis, adjustment support, market conditions review, discrepancy reconciliation, and others now include: allocation, depreciated cost, grouped data, paired sales, sensitivity, survey, regression, extraction, peer review and more. We are very excited about this upgrade from our prior statistical analysis and review. These new tools combined with our decades of experience and expertise, we are better able to deliver a consistent, credible, competent appraisal for our clients worthy of the public trust.
