ValcoMD provides multiple Appraisal products and services that are customized to the Client’s Scope of Work, Expectations, Intended Use(s) or User(s), Budget, as well as other factors.  We understand that offering one product or service does NOT satisfy Clients’ unique demands. Our products and services include but are not limited to: mortgage loans (origination, servicing and default / REO), relocation/ERC, pre-listing, for sale by owner, divorce, tax appeals, estate, private mortgage insurance removal, bankruptcy and other customized needs.

Ongoing and consistent training and education is the key support system for our delivery of Appraisal products and services.

Our Appraisal Delivery Model is based on ART.

1.       Accountability – We compete and deliver based on our capabilities. We recognize the great responsibility Appraisers have in promoting and maintaining a high level of public trust in our Independent and Objective Practice as well as adherence to USPAP.

2.       Responsiveness – We respond to ALL calls, emails, requests or similar within one business day, and most in instances times within four hours or less.  We reply, listen, and resolve. We maintain the capacity for constructive criticism and feedback from our Clients.

3.       Transparency – It all starts with the data and the diligence. We recognize the responsibility associated with the USPAP RECORD KEEPING RULE while balancing our pledge to Confidentiality within Assignment Conditions.

Like in Art, perfection is impossible to attain, and competence does not require perfection. USPAP requires The Appraiser to use due diligence and due care and not render appraisal services in a careless or negligent manner. However, minor errors in an appraisal do not necessarily mean that the appraiser is not competent or that a violation of USPAP has been committed. We are not perfect; if we make an error, please let us know ASAP so that we can fix it immediately.
